Reporting Mortgage Loan Pull-through Statistics

Once the necessary mortgage loan commitment data, commonly referred to in the mortgage industry as the pipeline report, is available, the investor runs a seller loan commitment report that generates loan commitment statistics by seller. Loan commitment reports vary depending on the reporting needs of the investor. The loan commitment report generates summary data that is used by the investor to report a seller's pull-through statistics by loan program type.

Creating the Report...
Seller Pull-through by Loan Program Type
The seller pull-through by loan program type is the seller's total locked or committed for best efforts delivery loan dollar amount by loan program type divided by the seller's total delivered best efforts loan dollar amount by loan program type for the period being reported. The following steps generate a report of the seller's pull-through by loan program type.

Step #1
The seller's total locked or committed for best efforts delivery loan dollar amount by loan program type for the report period is calculated.

The seller's total locked or committed for best efforts delivery loan dollar amount by loan program type is equal to the sum of the principal amount of all loans, by loan program type, in the investor's commitment data file for the seller, where the loan's status is locked or committed for best efforts delivery for a specified period.

Step #2
The seller's the seller's total delivered best efforts loan dollar amount by loan program type is calculated.

The seller's total delivered best efforts loan dollar amount by loan program type is equal to the sum of the seller's total locked or committed for best efforts delivery loan dollar amount by loan program type where the loan's status for the reporting period is "Delivered" or "Purchased".

Step #3
The seller's pull-through by loan program type percentages are calculated.

In this step, the report retrieves the total locked or committed for best efforts delivery loan dollar amount by loan program type from Step #1 and the seller's total delivered best efforts loan dollar amount by loan program type from Step #2. The report compares the total loan dollar amount from Step #1 to the loan dollar amount by loan program type from Step #2 and reports the results as a percentage.
