Reporting Seller Mortgage Loan Delinquency Statistics

Once the necessary mortgage loan servicing data is available, the investor runs a mortgage loan delinquency report that generates loan delinquency statistics by seller. Mortgage loan delinquency reports vary depending on the reporting needs of the investor. The delinquency report detailed in this article is intended to fulfill an investor requirement to report a month end overall seller delinquency percentage by delinquency bucket (30 day, 60 day, etc.) .

Creating the Report...
Seller Delinquency Percentage by Delinquency Bucket
The Seller Delinquency Percentage by Delinquency Bucket is the seller's total delinquency dollar amount divided by the seller's total active servicing reported in buckets by the number of days delinquent.
Step #1
The seller's total active servicing is calculated.

The seller's total active servicing is equal to the sum of the principal amount of all loans in the investor's servicing portfolio, for the seller, where the loan's status is Active, Repurchase, Bankruptcy, Foreclosure, Prepayment or Early Payoff for the period calculated. Typically, the only loans excluded by an investor when calculating the total active servicing for a seller are those loans that have been sold servicing released by the investor or loans that are still on the investor's servicing system but considered paid in full and not in a prepayment status.

Step #2
The seller's delinquent loan amount totals are calculated and aggregated into delinquency buckets by the number of days delinquent.

The seller's delinquent loan amount total is equal to the sum of the principal amount of all loans in the investor's servicing portfolio, for the seller, where the Next Payment Due Date, in comparison to the servicer's grace period (typically, 15 days), has expired.

Using the retrieved record set, the delinquency report checks for the difference in months between the current date and the next payment due date. The result is reported in a delinquency bucket. Delinquency buckets are typically reported in thirty (30) day increments.

Step #3
The seller's delinquency percentage by delinquency bucket is calculated.

In this step, the report retrieves the records in Step #1, the seller's active servicing total, and Step #2, the seller's delinquent loan amount total. The report compares the Step #1 total active servicing amount to the Step #2 total delinquent loan amount and reports the results in Delinquency Buckets.
